In California, what is the difference between-judicial and non judicial foreclosure?
nom court is generally limited to deeds of trusts and trust foreclosures do not need a judicial sanction.

Foreclosure / Lender same for First and Second Mortgage / Second Deficiency Judgement refinanced mortgage?
This is for my residence principal in California. My first and second mortgage (80/20) purchase money loan with the same lender. Never refinanced the first mortgage, but I refinance the second (HELOC) loan. I am now considering foreclosure due to financial difficulties. My question is this: 1. Is the action A rule preventing the lender from seeking a deficiency judgment on the HELOC? 2. Based on past trend for the HELOC which becomes in unsecured debt, there is some specific percentage that the lender generally conforms to the borrower, for example, a certain percentage of the amount likely.
